A Project That Will Live Up to its Name |

Grandview Estates, located at 1270 Talbert Street, SE (to be renamed Talbert Court after construction) is designed by architect Sasson Gharai of SGA Architects to be unlike anything currently being offered East of the River. “There are really three aspects that set this project apart. The first is the amazing view… You can see the Washington Monument, the US Capitol, the new baseball stadium and on a clear day you can even see to the National Cathedral from some of the units and the roof deck. We actually designed the units to get glimpses of the view from various places in the unit,” said Gharai. The second striking feature that sets Grandview Estates apart is the design. “The design is very modern. It is not typical of a neo-Colonial row house that you see on Capitol Hill sometimes, with a fake Colonial façade with a few moldings. We get a lot of comments about the design. It is very striking. It is different and unique and people like it a lot. Thirdly, Grandview Estates has a high quality of construction. “In this neighborhood, (developers) tend to do substandard work and we did not do that,” explained Gharai. The 44-unit project sits atop a hillside and consists of piggy-backed townhouses that are within walking distance of the Anacostia metro station. The interiors are open, modern and spacious. Immediately noticeable is how wide the kitchen is for a townhouse. “The floor plans are roomy… the bathrooms have double sinks… We squeezed a ton of stuff into a 1500 square foot space,” said Gharai. “The interiors have hardwood floors, granite countertops, and energy efficient stainless steel appliances, with state-of-the art interiors,” Gharai elaborated. “The project is really different than everything else that is out there. A lot of people are taken by the differences and are responding positively. It stills feels like a townhouse... Everyone has their own front door so it does not feel like an apartment community. People have a sense of privacy,” said Gharai. There are also four distinct facades for the houses, arranged in a pattern. “The developer was originally going to do modular homes on this site. When he came to us, he did not have a vision for the project. He came to us with his (modular) designs and we redesigned the whole thing. The developer was engaged in the whole process, a true collaborator,” Gharai stated. The collaboration paid off. The houses feel gracious and welcoming, and can easily accommodate a family.
